What this job involves - The Lead HVAC Technician is involved in the performing both preventative maintenance and corrective maintenance on multiple interior and exterior surfaceslocated in Research Triangle Park, NC.

What is the day to day?
Performance of ongoing preventive and repair response work orders on facility mechanical systems, equipment, and other associated components.
This includes maintaining and repairing air handling units, exhaust fans, fume hoods, fan coil units, reheat coils, and other associated mechanical equipment.
Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
Monitor the operation and make adjustments on refrigeration, heat exchanger, HVAC, electrical, emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to assure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
Performs preventive maintenance on all base building and critical system equipment including but not limited to: managing a work order system, performing work with a minimum amount disruption, properly recording work completed, and reporting any equipment problems to the supervisor.
Install and repair plumbing/piping/tubing; wire single and three phase motors, operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Installs, repairs, and maintains electrical controls, switching and motor controls.
Schedule vendor repairs and preventative maintenance that is not performed in-house; hosting vendors, confirming work co and reporting work completed.
Maintain up to date & complete system documentation in a central resource location, for all repairs or changes to the systemMaintains tools and orders supplies as required for installation and repairs
Complies with departmental policy for the safe storage, usage and disposal of hazardous materials
Supports other task/work as assigned
May be called upon to perform other general maintenance and support duties on an as-needed basis, which may include fulfilling tenant requests, small plumbing repairs and various tasks.

Desired experience and technical skills -
Required
High school diploma or equivalent, trade school completion, or documented apprenticeship
Candidate must possess and maintain a valid state driver's license
Industrial HVAC experience is required
Universal EPA / CFC license
6+ years of technical experience in all aspects of building engineering with a strong background in the technical aspects of packaged HVAC, plumbing, electrical, production equipment repair and maintenance. Knowledge of overall system design and applications.
Familiarity with Building Management Systems (BMS)

Preferred
Experience using CMMS (Computer Maintenance Management System) or work order systems

Work Environment
Position requires frequent climbing, bending, kneeling, lifting of to 40+ pounds
Working in manufacturing facility in hot and cold environments
