Job Overview:

Under standing order, to replace, repair, install or otherwise improve Hospital equipment. Performs preventive maintenance on equipment. Performs skilled work in all aspects of building operations.

Qualifications:

Required:

High School Diploma, Technical School graduate or equivalent.

Completion of apprenticeship or equivalent on the job training.

Three to five years in the building maintenance with background in electrical plumbing, carpentry and H.V.A.C. equipment repair.

Valid New Jersey Driver s License

Certifications and Licenses Required (if applicable remove when posting):

Shift working, 9:00 5:00 each day

Essential Functions:

Ability to drive all types of automobiles/trucks/vans including 4 wheel drive, automatic and manual transmission.

All ladders, scaffolds, and other types of personnel lifting devices are utilized in conjunction with proper safety equipment at all times. Any break downs in equipment are reported to supervision immediately for maintenance attention. All hand and power tools (including welders, arbor press, hydraulic jack, and jack hammer) are utilized in conjunction with proper safety equipment at all times. Any breakdowns in equipment are reported to Supervision immediately for maintenance attention. All tools are cleaned and returned to their proper storage place after each use.

All repairs, alterations, modifications and installations are completed in a normally acceptable fashion as established by Supervision and the better judgment of the employee. Problems in this area should be reported to Supervision immediately.

All work performed shall meet or exceed codes and/or standards for the industry and manufacturers specifications must be met. Normal, acceptable methods for installation, repair, and maintenance of equipment, appliances, and/or systems shall be evident at all times.

At the conclusion of a job, all equipment (scaffolding, hand trucks, ladders, dollies, etc.) is returned to proper storage areas and safely secured.

Demonstrates good communication and safety skills as they relate to patient population (infant, pediatric, adolescent, adult, and geriatric).

Employee begins assigned work within a reasonable amount of time after instructed by Supervision. Upon completion of assigned work, the employee contacts Supervision for additional work.

Employee demonstrates a high level of skill, knowledge in areas of specialization, of codes in areas of expertise, and follows them to the best of situation and/or ability. Provides leadership and is able to train fellow staff members in areas of responsibility, and is able to perform many of the duties found in the department.

Exchanges nitrogen and nitrous oxide tanks, as needed. Reports any problems with system; i.e. leaks, alarm failures, etc.. to Supervision immediately. Informs engineering dispatch office with the amount of tanks used/needed.

Hospital/Departmental polices and procedures (including tardiness, lunch/break and clean up schedules) are followed and observed at all times. Quality assurance, safety, environmental and infection control complies with code and requirements of accreditation and regulatory agencies. Interdepartmental relations are not adversely affected by this individual. No problems exist in these areas.

Hot water temperatures are verified, and logged for correct temperature randomly throughout the facility on a monthly basis and the log is given to supervision to disburse abnormal readings to the Plumbing Department for corrective action.

Installs, troubleshoots and repairs stationary equipment such as pumps, compressors, motors, sterilization and Power Plant machinery, etc..

Knowledgeable in the operation of computerized systems and it s related equipment and is capable of making necessary adjustments.

Maintains chlorine equipment and makes adjustments/repairs as needed so that patient safety and comfort is not compromised.

Maintains inventory and is able to contact vendor for availability of parts/equipment, writes out a purchase order for the same and present all information to Supervision for approval.

Maintains professional growth and development through seminars, workshops and continuing education. Attends in-services and meetings as required.

Mechanical and H.V.A.C. rounds sheets are completed on evening and night shifts daily, and any abnormalities found are reported to supervision. All engineering overtime logs and work requests are completed in full including work performed, materials used, department for, date and time prior to the end of the scheduled shift.

Performs preventive maintenance on a variety of equipment according to established procedures; inspects, calibrates, adjusts, lubricates, replaces filters and repairs and replaces components.

Performs skilled tasks such as repairs and adjustments necessary for proper operation of mechanical, electrical, H.V.A.C., and plumbing but not limited too the following and in the priority instructed by Supervision. Problems in completing the assigned work will be reported to Supervision immediately.

Light fixture repair and bulb replacement.

Replaces ceiling tiles.

Repairs beds, does safety inspection and documents.

Repairs stretchers, does safety inspection and documents.

Repairs, desks, chairs, file cabinets tables and other furniture.

Assembles cabinets, chairs, shelving tables and other furniture.

Repairs doors.

Repairs to faucet, plumbing fixtures and clears drains.

Repairs Nurse Call Systems.

Clean and service fixed and portable fans and air conditioners.

Repairs kitchen equipment, dish washing machines, etc..

Responds immediately to alarms throughout the facility.

Serves as safety liaison between staff and supervision for the Facility Operations Department.

Uses professional courtesy when communicating by telephone, 2-way radio, and writing.

Willingly responds to all requests by Supervision. Assists trades personnel with general helper responsibilities and duties as assigned. Assists and/or completes assigned work during non-routine circumstances with a positive attitude. (Includes: snow removal, floods, fire, utility interruptions etc.).Problems in completing the assigned work are reported to Supervision immediately.

Other Duties:

Performs repairs to Hospital motor vehicles and grounds equipment when necessary.

Assists the Property & Grounds maintaining grounds, courtyard functions and set-ups, snow removal and it s related equipment as directed.

May be requested to weld, construct, or reconstruct specific items.

Able to, install and repair of floor and wall tiles, etc..

Able to, apply paint and/or other types of coatings or finishes.

Able to read and interpret blue prints, sketches, and/or diagrams.

Assists the Motor Service department, picking up and delivering articles, passengers and or hospital personnel.

Performs tasks involving anchoring objects to sheetrock, masonry and other type of walls.
