Description

NOTE: This position will be on the night shift, which is Monday through Friday 4pm to 12:30am.

The Floor Care Specialist reports directly to the Environmental Services Manager and functions in a support role for all regions. The Floor Care Specialist works independently by planning, coordinating and actively participating in carpet cleaning, floor refinishing, equipment maintenance and essential custodial projects throughout the County.


Duties

  • Develops, maintains, and executes carpet cleaning and floor maintenance schedule in all facilities throughout Arapahoe County.

  • Operates equipment to effectively clean carpets per regular cleaning schedule and/or at the direction of the Environmental Services Manager. Leads and directs assigned team for carpet cleaning projects and/or oversee contracted vendors performing work.

  • Strip, wax and maintain hard-surface floors as needed throughout Arapahoe County buildings per regular cleaning schedule and/or at the direction of the Environmental Services Manager. Leads and directs assigned team for strip & wax projects and/or oversee contracted vendors performing work.

  • Move furniture and equipment in the line of performing carpet and floor cleaning projects.

  • Oversee/actively participate in custodial projects as assigned by Environmental Services Manager. Projects could include deep cleaning and sanitizing of buildings/offices, responding to work requests through Asset Essentials, installation/maintenance of dispensers used in restroom facilities and any other projects involving the maintenance and cleaning of Arapahoe County facilities.

  • Maintain equipment and other assets used by the custodial department. This includes inventory, maintenance & repair, and recommendations for equipment purchases.

  • Report progress on implementation and completion of custodial projects throughout county facilities. Use Asset Essentials to record and document progress of all custodial projects.

  • Attend/participate in monthly meetings as requested by regional Custodial Supervisors and Environmental Services Manager.

  • Observe and report maintenance issues that need to be addressed by maintenance team.

  • Give recommendations to Environmental Services Manager on needed carpet replacement, entrance mat replacement and hard surface floor repair/replacement needs.

  • Keep up to date on new and improved methods for floor cleaning as well as new chemicals used in the cleaning of floors and carpets. Share pertinent information with Custodial Supervisors and Environmental Services Manager.

  • Train new and current custodians on the operation of equipment used for carpet cleaning, floor maintenance and restroom deep cleaning.

Skills, Abilities and Competencies:

  • Knowledge of best practices in commercial carpet cleaning and carpet care.

  • Knowledge of best practices in commercial floor care including stripping, waxing and maintenance.

  • Familiarity with work order and CMMS software systems (Asset Essentials).

  • Ability to communicate in verbal and written English.

  • Ability to supervise teams and oversee contractors

  • Ability to work independently with minimal supervision.

  • Ability to operate carpet extractors, floor buffers, burnishers and other mechanized cleaning equipment.

  • Ability to work a variable and flexible schedule dependent on assigned projects. Most projects will be performed after normal business hours requiring overnight shifts with possible weekend work.

Requirements

Education and Experience:

  • High School Diploma or GED.

  • At least 2 years of relevant experience in custodial operations.

  • At least 1 year of experience in floor care, preferably in a commercial setting.

  • At least 1 year of experience in the operation of mechanized cleaning equipment.

  • The experience can be overlapping.

  • Any equivalent combination of education and work experience that satisfy the requirements of the job may be considered.

Preferred Education and Experience:

  • In addition to experience listed above, supervisory experience and/or experience leading teams and overseeing vendors is preferred.


Supplemental Information

Pre-Employment Additional Requirements:

  • Must successfully pass pre-employment testing which includes an acceptable motor vehicle record (MVR) and background check.

  • Possession of a valid Class "R" Colorado Driver's License or the ability to obtain one within two weeks of appointment.

Post-Employment Requirements:

  • Security clearance required: will require fingerprinting and a Colorado Bureau of Investigation (CBI) background check.

  • Successful completion of bi-annual Colorado Justice Information System (CJIS) training.

  • Position is deemed essential, and incumbents must be available for winter storm and other emergency events and available to work on-call on a rotational basis including evenings, holidays and weekends.

  • Must be able to work nights and weekends on a full-time basis.

  • Work locations and facilities are subject to change based on business need.

WORK ENVIRONMENT:

  • Work is generally confined to a standard office environment.

PHYSICAL DEMANDS:

The following are some of the physical demands commonly associated with this position.

  • Spends 80% of the time either upright or walking. Spends 20% of the time either sitting or driving.

  • Frequently lifts, carries, pulls or pushes 25 lbs. and up to 50lbs.

  • Frequently uses cart, dolly, or other equipment to carry in excess of 25 lbs.

  • Frequently climbs, stoops, kneels, balances, reaches, crawls and crouches while performing office or work duties.

  • Constant use of eye, hand and finger coordination enabling the use of automated machinery or equipment.

  • Visual capacity enabling constant use of work-related equipment.

  • Frequently loads/unloads equipment onto truck using lift-gate.

Definitions:

Occasionally: Activity exists less than 1/3 of the time.

Frequently: Activity exists between 1/3 and 2/3 of the time.

Constantly: Activity exists more than 2/3 of the time.
