What you will do

Under general supervision, this role oversees the execution and performance of mechanical retrofit projects, ensuring alignment with standardized project management practices and achievement of financial objectives. Responsibilities include coordinating daily activities of mechanics and subcontractors, securing additional work and change orders from existing clients, and providing accurate project estimates and reviews. Serves as a technical resource for the Sales team and ensures adherence to the overall project safety program. The Project Team Leader (PTL) is expected to dedicate approximately 50% of their time to team development and 50% to project execution..

How you will do it

  • Plan, execute, and manage assigned mechanical projects.
  • Oversee the mechanical retrofit process, ensuring compliance with Johnson Controls standard practices.
  • Facilitate the escalation of product-related issues.
  • Secure new work and change orders from the existing customer base.
  • Estimate mechanical work and present proposals to customers. Serve as a technical resource for Sales, assisting in project development and conducting pre-bid reviews.
  • Recruit, hire, and oversee resources to staff the project team. Collaborate with the Truck-Based teams to manage manpower and staffing levels. Review and interpret contract terms and conditions.
  • Coordinate with support teams on drawing layouts and detailing to ensure proper job installation. Analyze financial reporting systems and project schedules to proactively address potential issues and manage risks.
  • Investigate solutions and establish project recovery plans. Participate in monthly backlog reviews and provide ongoing cost and estimate analysis reporting. Manage cost allocations within financial reporting systems.
  • Utilize Johnson Controls standard tracking and reporting tools to effectively communicate project progress and financial status to management. Actively seek opportunities for improvements that will lead to value-added change orders.
  • Perform cost estimates, prepare proposals, and secure customer acceptance. Manage asset management processes including collections, cost control, progress billings, and payables.
  • Ensure compliance of assigned projects with specifications, local codes, and installation techniques. Negotiate material, equipment, and subcontract buyouts and resolve disputes.
  • Manage material procurement, warehousing, and logistics processes. Provide high-quality written communications.
  • Ensure project document control complies with contract requirements and Johnson Controls standards.
  • Develop and maintain strong long-term relationships with customers and subcontractors. Lead job progress meetings as necessary.
  • Clarify project expectations with subcontractors. Own and manage the project execution plan, including updates to the project schedule. Ensure smooth transition to the appropriate Johnson Controls Truck-based team at project close-out.
  • Coordinate owner training requirements. Adhere to safety standards, ensuring that all Johnson Controls team members and subcontractors follow safety protocols.

What we look for

  • Six or more years of comprehensive, technical, and operational knowledge of the HVAC service business, particularly concerning fast-track retrofit, remodel, and tenant improvement projects.
  • Lead assigned Mechanics on a portfolio of projects typically ranging from $3-4M in revenue.
  • Two to four years of engineering or trade school education, such as an engineering degree or equivalent, is preferred.
  • Experience in installation and service related to complex HVAC mechanical systems and equipment is desired.
  • Strong verbal and written communication skills.
  • Ability to communicate technical information effectively to non-technical audiences.
  • Proficiency in project management software and financial accounting systems. Strong computer skills in MS Office (Excel, Word, PowerPoint), Adobe Writer, Visio, and basic Windows environment.

HIRING SALARY RANGE: $86,000-115,000 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, location and alignment with market data.)
