BUILDING MAINTENANCE CRAFTSMAN
DEPARTMENT OF PUBLIC FACILITIES
CITY OF WORCESTER

The City of Worcester is seeking qualified applicants for the position of Building Maintenance Craftsman for the Department of Public Facilities. Under the direction of the Chief of Public Facilities, the Building Maintenance Craftsman will perform miscellaneous maintenance and repair tasks on municipal buildings and property. This position must possess journeyman-level expertise in a minimum, such as carpentry, painting, plumbing, plastering, or other related disciplines.

ESSENTIAL ELEMENTS:



  • Perform janitorial work and minor repair tasks in the care, cleaning and operation of a public building, including but not limited to maintenance of grounds and operation HVAC systems and automatic cleaning equipment.
  • Perform some electrical work not requiring a licensed electrician such as replacing cords, fuses, and light fixtures.
  • Perform ground maintenance tasks such as cleaning, sanding, shoveling walks, mowing, raking lawns and trimming shrubs.
  • React to situations that arise, such as wet and dirty floors, foul odors, electrical and plumbing problems, weather related situations, and any emergency requiring immediate attention.
  • Prioritize and respond to requests for building services assistance from staff and service providers.
  • Primary contact person and is accessible in case of a facility emergency and opening and closing facility in the event of an emergency.
  • Serve as the contact person for contractors and vendors.
  • Maintain and schedule preventative maintenance utilizing building services staff, contractors and vendors.
  • Assign, supervise and review the work of custodial subordinates through implementation of appropriate work schedules; instructs and trains new employees, maintenance volunteers, keeps time, accident and supply records.
  • Lock, unlock doors; alarms and un-alarms facility; inspects buildings, grounds and equipment for safety, security, cleanliness, damage or disrepair.
  • Supervision is ordinarily exercised over the Building Maintenance Worker.
  • Requisition supplies, tools, equipment and maintenance work, utilizing city purchasing protocol. and securing estimates when needed; receives, stores and issues supplies.
  • Set-up and breakdown for various programs, activities, and events.
  • Perform related work as required.


REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES:



  • Effective written and oral communication skills.
  • Thorough knowledge of practical computer operations, and Microsoft Outlook.
  • Available on-call to respond to building emergencies and security issues.
  • Considerable knowledge of methods, materials and equipment ordinarily employed in maintaining the clean and orderly condition of public buildings, grounds and equipment.
  • Working knowledge of the operation and minor repairs of plumbing, HVAC systems and automatic cleaning equipment.
  • Ability to make general repairs.
  • Working knowledge of fire prevention and protection, building hazards and safety precautions.
  • Ability to establish and maintain effective working relationships with administrative staff, municipal employees, and public.
  • Ability to enforce building rules and regulations firmly, tactfully and impartially.
  • Ability to work independently and as part of a team.
  • Ability to lift a minimum of 50 pounds.
  • Ability and skill to plan, assign, coordinate and supervise work of custodial staff.
  • Designated as essential personnel.
  • Regular onsite attendance is required.


MINIMUM REQUIREMENTS:



  • High School Diploma or equivalent
  • Two (2) years of custodial experience
  • Valid driver's license and reliable transportation
  • One (1) year of supervisory experience
  • Excellent communication skills


PREFERRED QUALIFICATIONS:



  • Two (2) years of experience in maintenance and/or custodial environment
  • One (1) year of experience with electrical, plumbing, carpentry, HVAC, or physical plant environment
  • Experience with municipal maintenance/custodial work


SALARY RANGE: $26.29 - $31.71 hourly, full-time, excellent benefits package.
