Position Summary:
This is a training position for the purpose of developing the skills to direct and manage the overall operations of an independent living housing community. The training will include, but will not be limited to quality service, physical plant maintenance, and financial targets. The E.D.I.T. may be assigned areas of responsibility in resident relations, human resources, communications, financial management, marketing, operations, planning, building and grounds maintenance, administration, quality assurance, and compliance with HUD regulations.

Position Responsibilities include:



  • This position is in training for the daily operational management of a community, including forecasting, planning, organizing, staffing, directing, and controlling all aspects of the operation, in compliance with Eskaton policy, HUD requirements, and other federal, state, and local regulations.
  • In coordination with the Executive Director, evaluates the appropriateness and effectiveness of all aspects of the community, including operations and physical plant, and recommends/implements improvements.
  • In coordination with the Executive Director, plans and carries out marketing activities as necessary, to ensure maximum occupancy and the achievement of Affirmative Fair Housing targets.
  • In coordination with the Executive Director, plans and implements programs to ensure that new residents are oriented to the community, its staff, its policies and procedures, to appropriate HUD requirements, and to resources and services that are available in the community.
  • In coordination with the Executive Director, encourages the establishment and operation of a resident organization, and works with the residents in planning and carrying out activities, such as social and educational activities, and the establishing of ongoing functioning structures, such as a resident council welcoming committee, safety committee, building and grounds committee, library committee, etc.
  • Prepares a monthly newsletter, primarily for residents, designed to convey information about community policies and procedures, resident activities, and other information of interest to the elderly.
  • Walks the campus and building common areas regularly, preferably daily, to be aware of conditions, to notice any safety or security problems, and to assure that the buildings and grounds are well maintained, clean, and attractive.
  • Maintains constructive relationships with managers, peers, residents, vendors, and employees. Works toward the benefit of the community in establishing a positive work environment, demonstrating value and trustworthiness to all staff and residents.
  • Reviews quality of services delivered, reviews quality assurance programs, and reconciles/resolves complaints with staff, residents, families, and neighbors.
  • Performs other duties and assignments deemed appropriate by the Executive Director.


The starting salary for this position ranges from $24.00 to $26.00/hour. Factors such as scope and responsibilities of the position, candidate's work experience, education/training, job-related skills, internal peer equity, as well as market and business considerations may influence base pay offered.

Qualifications

Education:
Bachelor's degree in relevant field preferred, or work experience of the type and duration that would qualify the person to work with elderly persons.

Knowledge, Skills, and Abilities:
This position requires effective verbal and literary communication skills to interact with all levels of management, other employees and outside contacts; requires effective managerial and inter-personal skills; requires excellent fiscal and budgetary skills and the ability to plan, organize, and implement work and be flexible enough to shift priorities quickly.

The final candidate must successfully pass Eskaton's post offer, pre-employment testing which includes a criminal background check, drug test, TB screen test and health screen.
