Senior Maintenance Technician - JLL

What this job involves:

As a Senior Maintenance Technician at JLL, you'll be the operational backbone ensuring our client's critical utility systems run safely, efficiently, and reliably. You'll take ownership of central plant equipment-including boilers, chillers, cooling towers-and building HVAC systems that power a high-performance facility. Your technical expertise in preventative maintenance, advanced troubleshooting, and system optimization directly supports seamless operations in a dynamic environment. This role demands a blend of hands-on mechanical skill, technical precision, and unwavering commitment to safety and regulatory compliance. What your day-to-day will look like:

  • Perform routine building rounds to inspect all utility equipment, mechanical rooms, and monitor operational parameters via Building Automation Systems (BAS) and physical gauges

  • Execute comprehensive preventative maintenance programs on boilers, chillers, cooling towers, pumps, motors, compressors, and control valves in accordance with established schedules

  • Diagnose and troubleshoot mechanical, electrical, and control system failures; perform repairs to restore systems to optimal performance

  • Collaborate with utility system engineers, mechanics, and contractors to start, stop, and adjust equipment settings for maximum efficiency and environmental control

  • Conduct chemical testing and treatment of boiler, cooling tower, and closed-loop water systems in accordance with established programs

  • Accurately complete all work orders, maintenance logs, and documentation in the CMMS; maintain organized inventory of parts and tools in accordance with MRO storeroom procedures

  • Strictly follow safety procedures including Lockout/Tagout (LOTO) protocols and ensure all work complies with applicable codes and standards (NFPA, ASME, EPA)

Required Qualifications:

  • High School Diploma or GED

  • Philadelphia Class A Boiler Operator License (mandatory)

  • EPA Section 608 Universal Refrigerant Certification (mandatory)

  • Minimum 5 years of hands-on experience operating and maintaining large-scale commercial or industrial utility systems

  • Strong mechanical and electrical troubleshooting skills with ability to read and interpret blueprints, schematics, and technical manuals

  • Proficiency with Building Automation Systems (BAS) such as Siemens and Vaisala

  • Physical ability to lift up to 50 pounds, work in confined spaces and elevated areas, and stand/walk/climb ladders for extended periods in varying environmental conditions (hot boiler rooms, cold mechanical spaces)

Preferred Qualifications:

  • Associate's Degree or Vocational/Technical training in HVAC, Refrigeration, or related field

  • HVAC Technician Certification

  • Experience with Carrier Chillers, Cleaver Brooks Boilers, and Atlas Copco compressors

  • Life Sciences or Pharmaceutical facility experience

  • Strong knowledge of steam generation principles, chilled water production, and air handling systems

  • Experience utilizing specialized diagnostic tools and test equipment (multimeters, pressure gauges, flow meters)

  • Excellent communication, problem-solving skills, and basic computer proficiency for CMMS work order management

Location: 3001 Chestnut St, Philadelphia, PA 19104 (Onsite)

Work Shift: Monday to Friday, 1st shift (may be required to work evenings, weekends, and holidays as part of on-call rotation or for emergency response)
