| Essential Job Duties |
We are seeking a dynamic and detail-oriented
Project Manager to lead the planning and execution of informal construction projects across campus.
In this role, you will manage projects from concept to completion, coordinating design, estimating, scheduling, and final delivery while working closely with in-house trades and external contractors.
This position plays a critical role in shaping and maintaining our campus environment by ensuring all renovation and construction efforts meet high standards for quality, safety, and compliance with University, State, and Federal regulations. Key responsibilities and duties include, but are not limited to:
- Lead informal and occasional formal construction projects, managing phased schedules, multiple funding sources, and varied stakeholder groups.
- Ensure all projects are completed on time and within budget while minimizing disruptions to ongoing University activities and research.
- Directly supervise the work of in-house tradespeople and external subcontractors to ensure a smooth flow of effort and high-quality results.
- Act as the primary representative for the University during construction, making informed judgments on project quality and progress.
- Prepare engineering drawings and technical documentation to accurately convey the scope of work for renovations and new construction.
- Develop "fair cost" estimates and project plans, researching materials and labor to ensure competitive and accurate budgeting.
- Manage specialized projects, including asbestos abatement, ensuring full compliance with environmental laws and safety requirements.
- Apply advanced knowledge of building systems (HVAC, electrical, plumbing) and infrastructure capacities to project planning.
- Ensure all work complies with NC GS 131-1.1, the SCO Construction Manual (Chapter 200), NFPA, ADA, and NC Building Codes.
- Apply ASHRAE fundamentals and Department of Insurance (DOI) requirements to all design and construction activities.
- Perform rigorous field inspections and testing to verify that all work meets Federal, State, and University technical standards.
- Lead bid negotiations and procurement processes to secure best-value pricing and qualified contractors.
- Manage essential administrative tasks, including scheduling walkthroughs, processing invoices, and managing change directives/orders.
- Oversee the final stages of construction, including substantial completion verification and formal closeout procedures.
- Meet regularly with customers to coordinate work, provide budget analyses, and deliver project updates.
- Provide clear written and verbal communication to bridge the gap between technical trades, University leadership, and external vendors.

Qualifications
| Minimum Education and Experience |
- Associate's Degree in the assigned discipline; or an equivalent combination of training and experience. Some positions may require certification. All degrees must be received from appropriately accredited institutions.

| Other Required Qualifications |
- Demonstrated ability to communicate clearly and professionally with supervisors, team members, and the general public, including effectively interpreting and responding to both verbal and written instructions related to work assignments and operations.
- Proven experience in project management, with the ability to coordinate tasks, manage timelines, and deliver results in a structured and efficient manner.
- Strong working knowledge of applicable building codes, regulations, and compliance standards relevant to construction and facilities operations.
- Ability to perform physical inspections in a variety of environments, including climbing ladders, bending, and accessing confined or low-clearance areas as needed.

| Preferred Qualifications |
- Understands aspects of Excel, Microsoft Word, Microsoft Project, RS Means, AiM, and AutoCAD software. Also have a thorough knowledge of building architectural design and systems, with additional experience in energy cost analysis.
- Knowledge of all NC State codes and compliance related to buildings and MEP systems.
- Knowledge of design and construction practices, ASHRAE standards, North Carolina Building and Energy Code, North Carolina State Construction Office Policies, and North Carolina State University Guidelines.
