Job Summary

This position is responsible for leading and managing the preconstruction process from project inception through the start of construction. The role oversees estimating functions, ensures accurate cost analysis, and supports business development efforts. The individual collaborates with internal teams and external partners to deliver high-quality estimates, manage project risk, and support successful project outcomes while maintaining strong client relationships. This role reports to the General Manager and may be performed remotely within the United States.

Locations include Phoenix, Atlanta, Columbus, Dallas, Salt Lake City, and Portland.

Job Responsibilities




  • Lead and manage the estimating department and preconstruction activities while ensuring effective resource allocation



  • Oversee estimating staff performance, professional development, and participation in hiring and onboarding activities



  • Manage estimating-related costs and maintain accountability for General and Administrative expenses



  • Develop and maintain strong relationships with clients, architects, design professionals, subcontractors, and trade partners



  • Review drawings, specifications, and construction documents to identify risks, gaps, and design concerns



  • Direct the development and review of lump sum bids for senior management approval



  • Conduct market research to support future project opportunities and strategic planning efforts



  • Coordinate the development and review of General Conditions and General Requirements estimates



  • Maintain historical cost data and analyze market trends to support estimating strategies and forecasting



  • Lead value engineering efforts during the preconstruction phase to optimize project costs and performance



  • Collaborate with business development teams to prepare proposals and participate in client presentations



  • Partner with procurement teams to evaluate subcontractor proposals and develop procurement strategies



  • Coordinate with operations teams to support scheduling, milestone planning, and project startup activities



  • Participate in constructability reviews and ensure timely integration into project estimates



  • Work with lean teams to develop and execute planning schedules for design and estimating phases



  • Prepare cost comparison analyses and communicate variances clearly to project stakeholders



  • Develop and manage budget control reports to track cost changes and value engineering opportunities



  • Support implementation of target value design processes when applicable



  • Perform additional duties and responsibilities as assigned




Job Requirements




  • Bachelor's degree in Engineering, Architecture, Construction Management, or a related field, or an equivalent combination of education and experience



  • Minimum of 10 years of experience in building construction



  • Strong understanding of construction drawings, specifications, contracts, materials, and construction methods



  • Proven ability to perform detailed quantitative and qualitative estimating analysis



  • Extensive knowledge of construction costs, procurement processes, scheduling, and engineering principles



  • Ability to develop client relationships and identify business development opportunities



  • Knowledge of regional market conditions, competition, and industry trends



  • Advanced project management skills with the ability to manage multiple projects in complex environments



  • Demonstrated leadership experience with the ability to coach, mentor, and develop team members



  • Strong negotiation, communication, and presentation skills



  • Ability to influence stakeholders and adapt communication styles to diverse audiences



  • Strong critical thinking, analytical, problem-solving, and decision-making abilities



  • High level of initiative, accountability, organization, and attention to detail



  • Proficiency in estimating software and project management tools




Education




  • Bachelor's degree in Engineering, Architecture, Construction Management, or a related field preferred




Work Experience




  • Minimum of 10 years of progressive experience in building construction, including leadership responsibilities in estimating or preconstruction
