Primary Purpose of Department
The mission of Facilities Management is to provide a quality learning, research, and living environment for the benefit of students, faculty, staff, and the community by planning, building, operating, and maintaining the campus of the University of North Carolina at Charlotte.
Primary Purpose of Position
The Director of Maintenance Operations is responsible for overall leadership and comprehensive management of all campus maintenance and repair, ensuring excellence in quality, service, and support for the university community. The Director of Maintenance Reports to the Senior Director of Maintenance Operations & Engineering.
Summary of Position Responsibilities
This position is responsible for coordinating the delivery of essential facility maintenance functions while ensuring compliance with health, life safety, and building codes, recommending priorities for needed repairs and renovations, management and development of departmental budgets and building of a culture of maintenance excellence while maintaining a high level of care and concern for people.
The director oversees all building maintenance and repair shops including heating and air conditioning, general trades, electrical, lock shop (including key and card access), plumbing, preventative and predictive maintenance, fire systems and in-house renovations. This role also manages maintenance operations at The Dubois Center in downtown Charlotte and the NCRC campus in Kannapolis.



  • Direct the daily operation, maintenance, repair, and reliability of the University's infrastructure and building systems.
  • Lead and develop a team of maintenance supervisors, managers, technicians, and facilities professionals to deliver safe, reliable, and customer-focused services.
  • Oversee the work management process, establishing standards for work prioritization, scheduling, performance, and service delivery.
  • Manage departmental resources, including operating budgets, staffing, and maintenance priorities, to achieve operational objectives.
  • Support the implementation of maintenance, asset management, and infrastructure renewal strategies in coordination with Engineering and Asset Management.
  • Promote a culture of safety, accountability, continuous improvement, and regulatory compliance throughout maintenance operations.
  • Coordinate maintenance support for capital projects, infrastructure improvements, planned outages, and emergency response activities.
  • Monitor operational performance using maintenance metrics, backlog management, and reliability indicators, and recommend improvements to enhance service and efficiency.
  • Manage relationships with contractors, vendors, and service providers to ensure quality work, regulatory compliance, and adherence to University standards.
  • Provide operational leadership and technical guidance to ensure the reliable, efficient, and sustainable operation of the University's facilities and infrastructure.

Minimum Education/Experience
Bachelor's degree and six years of direct trade and/or engineering experience; or an equivalent combination of education and experience. Five years of leadership and/or supervisory experience in a technical field are required.
Preferred Education, Knowledge, Skills and Experience

  • Extensive knowledge and experience with building systems and maintenance operations, including HVAC, electrical, plumbing, and general building trades.
  • Progressive leadership experience directing technical or maintenance organizations, with experience leading multidisciplinary teams, managing organizational change, and developing staff.
  • Experience implementing maintenance best practices, including Reliability-Centered Maintenance (RCM), Condition-Based Maintenance (CBM), predictive maintenance, and continuous improvement initiatives.
  • Experience supporting the day-to-day operation of a maintenance organization through work planning, resource management, budget oversight, performance monitoring, and coordination with engineering and asset management.
